Activity Entity Interests We will enter into joint ventures and other structures to acquire, hold and improve properties. Our focus is on opportunities to leverage our capital, expertise and other resources to enhance project performance. We generally require control or substantial voting rights, and will deploy capital for various objectives, including:Bridge gaps between

  • refinancing proceeds and maturing loans
  • Make payments to mortgagees to avoid foreclosures, or effect loan workouts/restructurings
  • refinancing proceeds and maturing loans
  • Shore up balance sheets in order to obtain conventional financing
  • Develop or redevelop properties
  • Undertake “green” initiatives, environmental remediation, or other value-added projects Fund tenant improvement work, leasing campaigns and/or capital projects

While current cash flow is not a requisite for any project, there must be strong, near-term income and/or appreciation potential.
