First Lien Loans

We will acquire individual loans or loan portfolios at discounts to outstanding balances.  Loans may be performing, under-performing and non-performing; but must be secured by first lien positions on commercial or residential properties.  For loan acquisitions, we are not limited to any property type, class, condition or geography.We will also participate in new, first mortgage loans to owners of income producing commercial properties. General Lending Parameters: Borrower: Single purpose entities preferred Geography: Continental U.S. Loan Size: $1,000,000 — $20,000,000 Term: 1-3 years Debt Service: Interest only Loan-To-Value: 65% or less Prepayment: No penalty after 6 months Closing: Generally within 30 days
